On June 19, 2014 Nassau County Legislature passed Local Law 7-2014 amending Section 6-33.0 of the Nassau County Administrative Code. all documents that receive a Liber and Page are subject to the Verification except the following docs: LP’s, POA’s, Revocations, Release of Estate Tax Liens, Building Loan Agreements and supporting building loan docs, Abandonment’s and Map Filings. Obviously, MLs, UCC’s do not require them as they do not have Liber and pages.
The Nassau County Assessor is responsible for providing the tax map verification. This verification is in the form of a letter and applies to all documents that are intended to be recorded against a specific Section, Block and Lot (s). The verification fee (administrative fee) for each section, block and lot is $75 per letter.
This local law was passed by the legislation on June 19, 2014 and took effect on January 14, 2015. The assessor’s office has been waiving this fee but has advised us that it will start collecting this fee on March 1, 2015.
Accordingly all documents submitted for recording in the Nassau County Clerk’s Office after March 1, 2015, that are required to be recorded against a particular section, block and lot(s) must be accompanied by a verification letter at a fee of $75 per document.
We will obtain the Verification letter for any documents presented to our office for recording. The additional $75 fee will be added to the recording fee.
For each additional tax search there is an additional $75 Tax Map Verification Fee per assessment.
