Empire State Development recently rolled out the $10M Long Island Forward Housing Program (LIFHP) to boost affordable housing in Nassau and Suffolk Counties. Rather than direct funding, this program offers municipalities technical assistance—such as appraisals, market studies, and environmental reviews—to create “shovel-ready” sites to attract investment for new housing development. The goal is to spur development of affordable multifamily housing on underutilized land, particularly in downtown areas and near LIRR stations. By supporting and providing local municipalities with technical expertise and guidance, the program aims to revitalize underutilized spaces and foster the development of affordable housing options. This is in response to years of underbuilding that’s driven up costs and pushed people, especially younger residents, off the Island.
